Title Insurance policies insure against misindexed liens and problems with rights of ownership, as well as protecting possession, control, and disposition rights. This means when a buyer and seller sign on the dotted lines, the buyer becomes the one and only owner of your property and all liens and judgements from prior owners have been satisfied.
Due to our volume and experience, we offer title insurance policies through multiple national title insurance underwritters. This provides our clients unique flexibility when dealing with unforeseen title issues that could delay or jeopardize closing. Our goal is always to get you to the closing title on time and with the best possible coverage.
Title Examination
When purchasing a home, a thorough title examination is one of the most important aspects of the process. Our experienced title examiners search all available records pertaining to the property you are about to purchase, sell, or refinance. They disclose all liens, judgments, taxes, stormwater fees, easements, and restrictions associated with your property to our underwriters, who then prepare your title insurance binder or commitment.
Recorded Document Retrieval
Our offices have direct and secure access to municipal land records. This allows us to access and retrieve copies of recorded documents for our customers if they are not already in our in- house title records from over 45,000 transactions. This ability ensures our clients they will easily and quickly be able to obtain copies of documents if they misplace or lose them. Realtors and investors also find that obtaining copies of deeds and other documents on properties they are interested in listing or acquiring, ensures they are dealing with the right parties prior to contract.
Recording
TitleQuest handles the recording of all the legal documents so that you can sit back and relax. This allows for a quick and secure transition. Meaning that, in most cases, your transaction’s documents will be recorded by the jurisdiction where your property is located, the very next business day.
